Inherited a house in Colorado? Your options, side by side
There's no one right answer. It depends on the house, what's owed on it, how fast the family needs to settle, and whether anyone wants to keep it. We've bought, fixed and sold houses as investors for about 20 years, so we can show you real numbers for every path.
| Option | Best when | Trade-off |
|---|---|---|
| List on the MLS as-is | The house is livable and the family wants a strong price without much work | Showings and 30 to 60 days to close; buyers' inspections may lead to repair requests |
| Clean out, light fix-up, then list | Paint, flooring, a deep clean and yard work would change the price a lot | Repair money up front; a few extra weeks |
| Sell to a cash buyer | Major repairs, heirs out of state, or speed matters more than price | Usually the lowest price; fastest and simplest closing |
| One heir buys out the others | Someone wants to live there and can qualify for a loan | Needs a fair value everyone accepts, often from an appraisal or market analysis |
| Keep it as a rental | The numbers work and the heirs agree to own together | Ongoing mortgage, taxes, insurance and repairs; co-owners must agree on every decision |
How we help the family decide
- A written market analysis with real comparable sales that every heir can see.
- A repair-or-not estimate: what a light fix-up costs and what it likely adds to the price.
- A realistic cash-buyer number, so nobody signs a lowball letter blindly.
- Net-to-estate estimates for each option after costs.
Selling as-is vs. fixing it up
Small fixes such as paint, flooring, lighting, a full clean-out and landscaping often return more than they cost. Big projects such as a roof, foundation or full kitchen usually don't, especially when the estate is paying for them. We'll walk the house with you and give you both numbers.
Vacant estate houses need extra care
- Many homeowner policies limit coverage once a house sits empty 30 to 60 days. Call the carrier.
- Change the locks, keep the heat on in winter so pipes don't freeze, and have someone check the house weekly.
- We're at every showing in person. No lockbox on an empty house.
Owe more than it's worth?
If the mortgage is more than the house is worth, the estate may need a short sale. That's our other specialty: see ShortSaleHelpColorado.com.
